Let\u2019s look at each figure in turn.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Finding the Annual Maintenance Costs figure<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">The annual maintenance cost figure should only include the costs spent on:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/limblecmms.com\/maintenance-definitions\/routine-maintenance\/\"><span style=\"font-weight: 400;\">Routine maintenance<\/span><\/a><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Asset repairs<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/limblecmms.com\/blog\/what-is-troubleshooting\/\"><span style=\"font-weight: 400;\">Troubleshooting<\/span><\/a><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><a href=\"https:\/\/limblecmms.com\/maintenance-definitions\/corrective-maintenance\/\"><span style=\"font-weight: 400;\">Corrective maintenance<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/li>\n<\/ul>\n<p><b>Exclude non-maintenance-specific costs<\/b><span style=\"font-weight: 400;\"> like small capital works, modifications, and improvements in safety. These will inflate the true maintenance cost.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Finding the Replacement Asset Value figure<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">If you have a relatively new plant, you can use the original capital cost and apply inflation for each year since construction. Your accountant should have asset value details on hand.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Use the<\/span><a href=\"https:\/\/limblecmms.com\/maintenance-definitions\/equipment-depreciation\/\"><span style=\"font-weight: 400;\"> depreciated asset values<\/span><\/a><span style=\"font-weight: 400;\"> for an old plant and adjust for the average depreciation figure and the average inflation rate on your existing assets.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These replacement costs will not be exact, but that is okay. We are looking for <\/span><b>a reasonable approximation<\/b><span style=\"font-weight: 400;\"> of RAV to use as a data input. For the purpose of this example, we have estimated that the annual maintenance costs for this plant equal $74,552.<br \/>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter \" src=\"https:\/\/limblecmms.com\/wp-content\/uploads\/limble-blog-tablica.webp\" width=\"500\" height=\"200\" \/><br \/>\n<\/span><\/p>\n<p><b>MC\/RAV = <\/b><span style=\"font-weight: 400;\">($74,552 \/ $1,656,726) x 100<\/span><\/p>\n<p><b>MC\/RAV =<\/b><span style=\"font-weight: 400;\"> 4.5%<\/span><\/p>\n<p><b>Our annual maintenance costs equal 4.5% of the replacement asset value of our plant<\/b><span style=\"font-weight: 400;\">. A good result, but there is room to improve efficiency.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here\u2019s another way to think about the MC\/RAV number:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">If we had calculated a high percentage, like <\/span><b>18%<\/b><span style=\"font-weight: 400;\">, we would have spent so much on maintenance that we could have replaced the entire plant after <\/span><b>5.5 years<\/b><span style=\"font-weight: 400;\">.\u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Based on the <\/span><b>4.5%<\/b><span style=\"font-weight: 400;\"> figure we calculated above, the business can operate for <\/span><b>more than 22 years<\/b><span style=\"font-weight: 400;\"> before maintenance spending equates the cost of a new plant.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">If the figure was as low as <\/span><b>2%<\/b><span style=\"font-weight: 400;\">, our maintenance costs would match plant replacement value only after <\/span><b>50 years<\/b><span style=\"font-weight: 400;\">.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">While the above example looks at the plant level, the same can be done on an asset level. While this may be true for some, every industry will differ.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many variables affect what is normal in your industry, including:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Company size<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Geographical location<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Industry<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Product produced<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Plant complexity<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">Equipment purchase price and its ongoing maintenance cost<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">For instance, if you have static assets in a benign environment, you can expect a lower MC\/RAV percentage than in a highly regulated and complex industry operating in a corrosive environment.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Whatever your case might be, you should aim to reduce the percentage without destabilizing your maintenance effectiveness and reliability. <\/span><b>Strive to be in single-digit percentages<\/b><span style=\"font-weight: 400;\"> \u2014 the lower, the better.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You may struggle to find reliable industry benchmark data against which to measure your performance.
